1. Write down the symptoms
Note what’s failing, what’s just tired-looking, and anything already patched or replaced.
2. Look at the whole house, not just the room
Layout, storage, venting, wiring, plumbing, and any wall coming out all need to be checked together before finishes get picked.
3. Get the scope in writing
Protection, materials, access, permits, testing, cleanup, restoration, exclusions, and change-order pricing all belong in that document.
4. Compare how providers think, not just what they charge
Check credentials, then look at how each one reasons through the same scope.
5. Walk the finished job
Confirm testing, cleanup, paperwork, warranty terms, and what maintenance is left to you.
